What is included in rent?

​Rent includes water/sewer/trash, and high-speed internet. Our apartments also come fully furnished and include a washer and dryer. Less bills to organize every month means simplifying your lifestyle!

What are my lease options?

​We offer 12 installment leases. If you are interested in a mid-year move in, please contact our office.       

I want to live at Eclipse on Broad. What do I need to do now?

​We're so excited that you've chosen Eclipse on Broad as your home away from home. For your convenience, you can apply and complete all your lease paperwork online from anywhere in the world. Be sure you have a copy of your driver's license or photo ID and payment method.​You can also complete the lease signing process with a staff member by scheduling an appointment with our office or visiting us during office hours. We will then complete all the necessary paperwork and go through the lease, which takes about 30 minutes.   

What is individual leasing?

​With Individual Leases, YOU are only responsible for YOUR (or your student's) rent. You aren't liable for your roommates' rent at all! Unlike the traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!   

What if I need roommates?

​We offer a roommate matching service to full-time students. Each resident completes a detailed roommate lifestyle questionnaire. Eclipse on Broad matches residents who are most compatible based on their responses. If you have requested roommates, you can list them on your application and Eclipse on Broad will strongly take it into consideration when assigning roommates.                          

How do I pay the rental installment or any other fees?

​​Payments can be made online with E-check, debit cards, and credit cards (Visa, Discover, Mastercard). We also accept checks or money orders in the office. Fees may apply. We do not accept partial payments or cash.             

If I am over 21, do I need to have a guarantor?

Yes. Every resident must have a guarantor. The guarantor must be at least 25 years old and a resident of the United States. If you do not have a guarantor and are a student, you will be enrolled in our Guarantor Waiver Program. If you do not have a guarantor and are not a student, you will need to qualify through the LEAP Program at
